TLE BON AIR, VA 

The Phase 2 Friendship Court Redevelopment, now Kindlewood, is a 100-unit affordable housing community comprised of 54-unit apartment style flats within a podium-style structure, underground parking facilities, 46 townhomes across three buildings, a community resource center inclusive of community gathering space, an early childhood learning center, a resiliency space for extended power outages, powered by solar-fueled backup battery systems, and Piedmont Housing Alliance’s future headquarters. A new park within the community will be dedicated to the City upon completion of Phase 3. Like Phase 1, this project maintains zero resident displacement during the redevelopment, with design and development efforts led by PHA and Kindlewood’s Resident Advisory Committee. The Friendship Court Phase 2 Redevelopment is designed and constructed to achieve Enterprise Green Communities and DOE Zero Energy Ready Homes, while also providing resident benefits of public and private Wi-Fi, solar net metering, EV charging capability, an Early Childhood Learning Center and various community activity spaces. OMNI is grateful to continue the partnership with PHA, Virginia Housing, Grimm + Parker Architects, Timmons Group, KBS, Tiger Solar, and many others to deliver this project in the fall of 2026.
